What this job involves: The Operating Engineer is responsible for operations & maintenance of building systems and equipment as part of the Facility Maintenance & Operations Team. This role handles routine and emergency plant operations, requiring general knowledge of industry maintenance practices and the ability to work independently.

What your day-to-day will look like:

• Inspect, troubleshoot, repair and adjust equipment to minimize service interruptions and downtime
• Execute maintenance and repair work for boilers, HVAC equipment, chillers, cooling towers, air handling units, and building infrastructure
• Perform complex operating procedures for high pressure steam boilers, lab utilities, emergency generators, and fire pumps
• Monitor water chemistry in various systems and make necessary adjustments
• Maintain mechanical spaces for safety and housekeeping to be audit-ready
• Respond to emergencies, identify problems, and take corrective actions
• Review and complete work orders, logs, and documentation in the BMS CMMS
• Ensure compliance with safety standards, OSHA regulations, and JLL policies

Required Qualifications:

• High school diploma or equivalent
• Must possess a valid driver's license
• Ability to operate required equipment and motor vehicles
• Experience with HVAC/R systems boilers, cooling towers, emergency generators, air handling units or building infrastructure

Physical Qualifications:

• A bility to perform maintenance tasks including operating electric hand tools, working on ladders, and lifting heavy loads.

Preferred Qualifications:

• Working knowledge of building automation and system controls.

Work Schedule:

• 3x2 rotation: Alternating between day and night shifts every two weeks
• Day shift: 7am - 7pm
• Night shift: 7pm - 7am
• 12-hour rotating shifts, including weekends and holidays
• Overtime is required

Salary/Comp:

$64,000.00 + OT hours per year: 208 hours

For the minimum salary ($64,000):

Regular hourly rate: $30.77/hr. (based on 2,080 hours per year)

OT hourly rate (1.5x): $46.16/hr.

Annual OT value: 208 hrs. × $46.16 = $9,601.28

Total minimum compensation: $64,000 + $9,601.28 = $73,601.28

Estimated compensation for this position:

73,601.00 – 73,601.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
